Why Florida Pavers Do Better with Silica Sand (Not Polymeric)
If your paver joints have started cracking and crumbling in spots, or sprouting weeds, the pavers themselves probably aren't the problem — the sand between them is. In Florida, that's rarely bad luck. It's the climate.
Between our humidity, sudden afternoon downpours, and near-constant heat, Florida puts joint sand through more stress than almost anywhere else in the country. That's why, when we clean and reseal a customer's pavers, we steer away from traditional polymeric sand and use kiln-dried, high-purity silica sand paired with a breathable, water-based sealant instead.
Here's why that combination holds up so much better here.

The Problem with Polymeric Sand in Florida
It traps moisture instead of releasing it. Florida pavers sit on top of a lot of moisture — rain, sprinklers, and ground humidity that all needs somewhere to go. Polymeric sand tends to seal that moisture in rather than letting it escape, which is often what causes the slippery mildew, mold, and hazy film homeowners start noticing a season or two after it's installed.
It cracks and breaks down over time. That same trapped moisture, combined with Florida's constant heat-and-rain cycle, causes polymeric sand to harden unevenly and eventually crack. Once it cracks, water gets underneath it even more easily, weeds and ants find a way back in, and the joints start to look worn again — often faster than homeowners expect.
Why We Use Silica Sand Instead
It doesn't trap moisture. Clean, kiln-dried silica sand doesn't seal the joint the way polymeric does. Paired with the right sealant, it lets built-up vapor escape instead of getting trapped against the paver — which is the main thing that prevents the mildew and hazing issues polymeric jobs tend to develop.
It holds up to our weather. High-purity quartz grains resist washing out during heavy rain and constant sprinkler exposure far better than sand that isn't built for this kind of repeated soaking.
It resists weeds and algae better. Standard sand blends often carry trace organic material that can feed weed seeds and algae. Clean silica sand has essentially none of that, which keeps joints looking cleaner for longer.
It fills joints more evenly. Fine, dry quartz grains flow into tight paver gaps more consistently than sticky or clumping polymeric blends, which means fewer weak spots and less settling down the line.
The Sealant Is Just as Important as the Sand
Silica sand isn't a complete system on its own — it needs to be bonded in place with the right sealant to lock it into the joint and protect it from Florida's sun and rain. For that step, we use Ure-Seal H2O, a water-based paver sealant from ICT. Because it's water-based and breathable, it locks the sand into a hard, stable joint without sealing in the moisture that causes staining, mildew, and the cracking issues polymeric sand runs into out here.
What This Means for Your Lanai or Patio
If your pavers are showing hazy or cracking sand, wobbly joints, or creeping weeds, it's usually a sign that whatever is between the pavers has run its course — not that the pavers themselves need replacing. A proper cleaning, followed by re-sanding with silica and sealing with a Florida-appropriate, breathable sealant, is often all it takes to bring them back — and it's a lot more affordable than replacing pavers altogether.
